Security Deposits and Admin Fees

Security deposits are determined by an applicant's risk score. The risk score is based on three factors: credit, income, and rental history. This risk score will determine the security deposit, but it will not be less than 1.5x rent or exceed 3x rent. To lessen the burden of a traditional security deposit, ES Property has partnered with Rhino, a security deposit alternative. For more information, please click Rhino.

Depending on an applicant’s credit score, there may also be a risk mitigation admin fee that is not covered by Rhino. Please see our Residential Screening Criteria for a breakdown of our risk mitigation admin fee.

Common Reasons to be Declined
Incomplete application, evictions, collections from landlords, credit score below 580 or no credit score, insufficient income, unsatisfactory references, non-discharged bankruptcies, unqualified co-applicants, pets (no aggressive breeds allowed), vehicles and/or move-in dates too far in the future can be reasons for a declined application. Too many accounts in collections, recent accounts that have been charged off, and any child support account in collections can also be cause for a denied application. Certain misdemeanors within the last 5 years, or any felony within the last 7 years, felonies involving violence to a person or property in the last 10 years, or any sexual-related offenses for any time period will result in an automatic denial.
