Summary of Rental Qualifications and Application Process
Government issued ID, 2 month’s most recent pay (or 2 years tax returns if self-employed), pet photo taken with applicant (if applicable). Landlord contact info for last 3 years. All adults aged 18+ must apply & pay a $50 app fee.
Security Deposits and Admin Fees
Applicants with excellent credit and references will generally be approved at a security deposit of 1 months rent. Applicants may still be approved with credit scores to 550, however the security deposit may increase and there may be a risk mitigation admin fee.
Common Reasons to be Declined
Incomplete application, evictions, collections from landlords, credit score below 550 or no credit score, insufficient income, unsatisfactory references, non-discharged bankruptcies, unqualified occupants, pets (no aggressive breeds allowed), vehicles and/or move in dates too far in future can also be a reason for a declined application. This would also include any utility bill, including cellular and/or cable, that is in collection. Within the last 7 years, any felonies of illegal manufacture or distribution of a controlled substance, crimes of a financial nature, felonies resulting in bodily harm or intentional damage or destruction of property for example, “arson”.
