Rental Application FAQ

As one of the most responsive Indianapolis property management companies in the local market, we are always happy to help you apply for one of our homes. Follow the instructions here, or contact us by phone or email with any questions or extenuating circumstances.

  • How can I see a property?

    You can schedule a self-showing right on our website! Just click the ‘Schedule Showing’ button on a property you would like to see. This button will take you over to ShowingHero where you will be able to schedule a self-showing for a date and time that works best for your schedule!
  • Do you conduct agent showings?

    No, we do not.
  • Who has to apply?

    Every occupant 18 and older will need to apply and be approved. Occupants under 18 do not need to apply but have to be listed as additional occupants on the lease
  • Are pets allowed?

    Some of our rental properties allow pets with certain restrictions. For example, we won’t allow dogs that are dangerous breeds. We allow a maximum of two pets per property and a weight limit of 75lbs. Any weight over 75lbs will need ES Property Management approval.
  • What are your rental requirements?

    We require a minimum credit score of 580, a gross monthly income of 3x rent, and a satisfactory or better rental history. We will conduct a thorough credit screening and criminal history check.   • How do you verify income?

    We use a third-party income verification service. They verify that the income documentation that has been provided has not been tampered with and is a valid document. You will be sent an email with a link to our third-party company’s secured server where you will be requested to upload your income documentation (ex. Pay slips and Bank statements).
  • Do you accept Section 8?

    Unfortunately, we do not accept Section 8 applicants at this time.
